What is a Part 3 Building?
A building is typically classified as Part 3 if it is:
- Larger than 600 m² (6,458 ft²), or
- Taller than 3 storeys, or
- Used for higher-risk or high-occupancy purposes (such as assembly, care, or certain industrial uses)

Part 3 buildings may include:
- Commercial and industrial buildings

- Large shops or warehouses
Smaller buildings (houses, small shops, garages) are typically regulated under Part 9.
How Classification is Determined
- The Building Inspector determines whether your project falls under Part 3

What You Need to Apply
